  • Windows cleaned inside and out including skylights and awnings. Interior cleaning does not include doors with glass panes unless requested. I will wipe down the sills and frames but if you want the interior tracks cleaned this would be an extra charge from standard window cleaning. I can work around furniture and always am careful to cover them with towels or drop cloths so it's not necessary to move them. Please alert me to any solar film on the interior glass - as it may scratch if I have to remove something with a razor tool. As with all my services, please try to park vehicles in the garage or 25' from the side of the home. I will clean a few small paint drips from the glass no extra charge - but if there is overspray that needs removal there will be a construction clean extra charge. I cannot always get to the inside of skylights if they are placed over high stairways to clean them, but can use a web catcher with a pole to remove spider webs in the shafts. Usually skylights only require cleaning on the outside but I can do the insides for additional charge (if accessible).

  • Roof and gutters cleaned and all downspouts cleared of debris blockages (composition or shake low pitch roofs only - no metal or tile). This service does not include exterior gutter face cleaning. All debris will be cleaned up though there may be an extra charge ($15 per bag) for hauling off site if no yard waste or compost area is available.  Any drainage issues after cleaning will be resolved free of charge (if not below ground) for up to 30 days after service unless it is new debris from a major storm. I typically do not use blowers on wet debris sitting in gutters like some cleaners do - as this will usually splatter mud on your windows and siding as well as under the eaves of the roof. I do not recommend installing screens or leafguards on your gutters as debris usually does manage to get through them and moss can also grow inside and block up your drains. The best option I found to prevent a potentially costly underground blockage is to have cleanouts installed on your downspouts that the homeowner can open and clean periodically without needed a ladder.

  • Roof moss removal and treatment. Moss can take up to 25% off the life of your roof and is definitely worth removing and treating. The method I use involves hand sweeping as pressure washing can be harmful to your roof. I am able to remove most of the clumpy material, though some residual growth will remain - mostly in the seams of the roofing tiles. Powdered treatment is then applied (liquid on shake roofs) which will kill off any remaining moss within 6 weeks and the roof typically won't need de-mossing again for 3 to 5 years or even longer. The length of time for the moss to return depends on sun exposure and the age of the roof. I guarantee that no green moss will be on your roof after 6 weeks, however I cannot guarantee how long it remains off after this time. The treatment is a special environmentally friendly product that does not contain zinc or other heavy metals and is non-toxic to people or pets. I've found it to be much more effective than the typical kind you find at the hardware store. It is called Moss Out and made by Dalco pressure washers in Lynnwood. There will be a white residue on the roof that needs several inches of rain to completely disappear. A hose will wash the treatment off too rapidly to absorb properly into the shingles. The powder is the carrier for the active ingredient which is water resistant and stays in the shingles for long periods of time. I apply the treatment in horizontal lines about 3 feet apart and the rain will cause it to flow downward to cover the entire roof. If the roof is under an eave or covering that prevents it from receiving rainfall to dissolve the treatment I will apply a liquid variety (Lily Miller Moss Off). While not quite as effective as the powder it still works fairly well. Note that though most of the small bits of dead moss remaining should abrade away over time in the elements - only a pressure washer will get your roof completely cleaned (at the cost of the wear this can cause). Small amounts of dead moss between the shingles however, are not damaging your roof. I typically will only apply the treatment to affected areas unless you request covering the entire roof which will increase the cost.

  • Window screens, tracks and frames cleaned. I include a basic screen brush if needed and will remove bird droppings from them as well as part of any window cleaning job - though sometimes screens require removal and rinsing with a hose to get thoroughly cleaned, which carries an extra charge. I cannot remove paint that was spilled on any of these items. Note that often tracks have grease in them which I don't remove as it is needed for the window to slide.

  • Pressure Washing. I clean most all deck, patio and driveway surfaces except blacktop. Also chimneys in most cases.

  • Interior glass doors, cabinets and mirrors cleaned.
